1. Request that you agent work out a "Net Proceeds" sheet that will show you how much you will make at a given sales price after all of your selling expenses are accounted for.
2. Look at other properties that have sold, and are for sale, in your area. How do you compare?
3. Develop a marketing strategy with your agent. Are you going to try to win the lottery (want?), or do you want to make enough to get from point A to point B (need?) ?
4. Now, set a selling price.
At the same time, you should be compiling a needs/wants list for the home you will buy. You will probably have to act fairly quickly when your house sells, so any amount of preparation you can do will serve you well.
