Schaumburg  real estate
So far this year through end of July there were 139 homes sold in Schaumburg, up from 132 the year before.  Market time dropped from 153 days to 133 days. Although Schaumburg appears to have stabilized a bit according to this data, there are still 217 homes on the market with an average market time of 189 days.  The point is that if a owner want to sell they are going to have to reduce their existing list price accordingly to get a solid contract.  This is difficult for some to do because of the size of their current mortgage plus the size of their equity line of credit that they have tapped into for whatever reason...new car, vacation, medical expenses, credit card debt, etc.   Finding those homes with minimum debt is the key to getting a great home at a great price. 

Villa Park  real estate
So far this year through end of July there were 96 homes sold in Villa Park, up from 85 the year before.  Market time rose from 132 days to 178 days. Although Villa Park has had a nice increase in homes sold, there are still 141 homes on the market with an average market time of  210 days.  The point is that if a owner want to sell they are going to have to reduce their existing list price accordingly to get a solid contract.  This is difficult for some to do because of the size of their current mortgage plus the size of their equity line of credit that they have tapped into for whatever reason...new car, vacation, medical expenses, credit card debt, etc.   Finding those homes with minimum debt is the key to getting a great home at a great price.
